For The Times They Are A Changin' - Thinning the Herd

Agents have been talking about the need to "thin the herd" for quite a few years now.  Maybe someone should have said "Be Careful What You Wish For" back then.

Yes, it's true that the experienced agents suffered by there being too many agents for many or most to truly make a decent living.

But now that the herd is thinning, are you better off?  Is what has caused the thinning of the herd worth the havoc it is wreaking on homeowners, buyers and sellers?  I can't help but think of the line in Dylan's song "And don't speak too soon for the wheel's still in spin and there's no tellin' who that is namin...for the loser now will be later to win...for the times they are a changin'.

I'm going to post a series on this market and how it is both hurting and benefitting at the same time.  If you don't enjoy the sentiment of the posts, I hope you enjoy the music :)

ARDELL:  There is no one quite like Bob Dylan.  Prolly never will be.  I remember back in the sixties and seventies when I was still teaching school... how much and how truly his words rang in our minds.

I taught in the Catholic schools back then, and can remember every once in a while sensing that my classroom's attention was elsewhere.  It depended on what was happening in the world back them.  Much craziness.  I always had my guitar in the closet of my classroom... and would occasionally stop class, chat with the class for awhile to get the sense of where they were, and, if it called for it, I'd get my guitar, sit atop my desk, and we... the class and I... would just sing.  Sing, think, and simply "be."  It is memories like this that "The Times They Are A Changin'" brings back to me.

I am ok with the change to the membership level. It is the same during any boom time of any profession I am sure. I am fairly new, but thankfully was selling real estate before the boom years, so I have an inkling that this is a "normal" market (in my area). I wish it wasn't so painful, but I imagine that is pretty predicatble too.

I have posted this Dylvan song every two to three months over the past year - it is so appropriate for this market and environment we find ourselves in, with a different take. It's a great song, ageless.

Karen, Great story! I wish my children had teachers like you. I think I was in 8th grade when this song came out. I was probably out dancing to Archie Bells and the Drells though...My oldest brother was listening to Dylan.

Ardell- In our MLS (and Association) we actually had an increase in membership when renewals were due in February. OF course, our "metro" area led the country in appreciation for 4 quarters straight so it's not a surprise that folks would still be joining the "herd". Things have quieted down, so I expect we will see the "thinning" this winter. Do you think that the new WA state licensing law will thin the herd a little too in the coming years?

Hi Geordie,

No, I don't.  But if the herd thins during that time who can say what caused it if the market is weak?  Some will say the market while others say licensing requirements.  No way to prove which it was unless they ask each person in an exit survey.

Usually it's a combination of many things.

Times they are changing...never particularly liked Dylan singing....but what a songwriter.  I think I'm going to print out those words.....Looking forward to your series!  :-)

Adrell, True words. I do think that the market as a whole will be much healthier when the dust settles though. Just need to hang on till then.
