Despite a rumor that new construction sales agent have it easy we too are engaged in the fine art of lead generating. You see at each new construction community the sales team takes ownership of their store. Meaning you get out of the business what you put into it.
If you are content with walk-in traffic your sales are probably mediocore or average at best. However is you aspire to earn large salaries, receive accolades and awards, you must give more than the mininum. (As is true in most aspects of life.)
Following are list of activities which helps to bring interested buyers through your doors.
Brokerage Presentations at local offices - Outreach efforts targeting the local Realtor associations is one of the first steps. Introducing your community and explaining the builder's process goes a long way to ensuring a smoother transaction. As Quint Lears states in his new book, Partnering with Brokers to Win More Sales, "the brokers have the buyers."
Chamber of Commerce Guest Speaker - The opportunity to get in front of the movers and shakers for your community will provide invaluable resources. Here is an important to tip - the presentation should bring value to members, it should not be a simple sales presentation about your community. Our presentation at the Chino Valley Chamber Meeting was titled, "Why New Homes are Good for Chino Hills."
Private Broker Previews- It is a well known fact that everyone likes to feel special. Why not arrange a private tour of the models for local brokerages before the models open or host a special twilight event.
Broker Caravans - Very similar to a private preview. By contacting the local Realtor Associations you may request to be a part of the weekly or bi-weekly caravan. Several of our local boards will allow agents to give a 2 minute pitch. This is a great idea especially if you are creative in your presentation.
Community Volunteer opportunities - The real estate industry is recognized for its charitable efforts and contribution to communities. Joining or supporting organizations like Habitat for Humanity, local schools, or parks provide Realtors with the opportunity to contribute to the communities in which we work.
