If you have new home builders in the area then I strongly recommend looking and getting the current prices. in my area "St Johns County, Florida" we have several areas like World Golf Village, St Augustine Florida, that the home Builder is currently selling Inventory homes for 10-20% less then Original Prices
- Condition of the home - Cleaned and Painted I would not under take any large project to sell the home
- Stage the Home, this is a tried and true method of getting top dollar and faster results.
- Financing, this can add buyer incentives such as prepaid PITI for 6 months, no money down options, Seller paid closing cost etc.
- Realtor, Selecting a Professional Real Estate Agent, can earn you thousands of dollars. Recent studies prove that using a Realtor to sell your home, sold for up to 12% higher then "DIY"
- Marketing, Selecting a Realtor that leverages the Internet to your benefit, over 70% of home buyers start to search online! For Example, I use a Point2Agent site, When I post a listing to my site, I also have agreements with over 1000 other agents to display my listings on there site, in addition, the Listing is posted to Several other high profile real estate site as part of my Membership including Yahoo, google base, Craig list and my blog.
