This story starts like many others for our clients. They lived in Cincinnati years ago, but moved away. The kids are still here, and then the biggest magnet of them all, grandkids! So our buyers decided it was time to leave Washington State and find a low maintenance home to call their own.
An Internet search for Cincinnati patio homes leads them to us (we're all over page 1 of Google, so finding us isn't a surprise from our viewpoint). A phone call follows, we understand what they want, but we're in holding pattern while they work on selling their current home. A couple of months later they're under contract and Mrs. Buyer plans a trip and states "I WILL buy a home before I go back!". And she has carte blanche from her husband. We do a little pre-visit work reviewing area patio homes and condos.
For the visit we schedule 10 homes, with a mix of resale and new construction that's move-in ready. And we only got to 10 because the night before we were to look, a new patio home in Cincinnati's ONLY 55+ community (Heritage At Miami Bluffs) came on the market, so we added it to the agenda (that late addition is in the picture above AND (SPOILER ALERT) their new home!).
While some of the early homes showed some promise, none of them felt like THE ONE. That was until we stepped into 1727 Calm Stream. And the deal sealer was stepping out on the back deck. A large section of greenspace meant a great view AND no one looking from their back deck to this homes back deck. And inside the home was well taken care of. Mrs. Buyer wanted this one! We knew it was getting activity, so we canceled the remaining 3 patio homes and headed to the local Wendy's for a late lunch (okay, they ate, I filled out a purchase offer...there's be time for me to eat later!). We got the offer over quickly. Now there are times to negotiate for a big bargain, and then there are times to not waffle and come strong, and that's what my buyers did. By the next morning we had an accepted contract.
Inspections were ALMOST totally clean! Their home sale proceeded as planned, and we even closed a week ahead of contract! The buyers signed from Washington State, the title company visited the seller at her new home, and everything went smoothly! offering new construction, but unless your budget starts in the mid-300s, it's best to stick to resale or have us help you find new construction in another patio home community.
In this case, our buyers were able to get their home under contract quickly, less than 3 weeks from offer to closing! You have to love cash closings!
We love working in Heritage at Miami Bluffs, it's a unique community and we keep coming back to it. We've had two buyers build new, yesterday's closing was the 2nd resale closing, and we're not done yet! Today was inspection day for another buyer couple and we have another buyer ready to close in July! And wait...we have more buyers that we're working on matching up with the right home!
