How do you know you have spent too much time with a Home Buyer?

During a Home Showing the Buyer turned to me an asked if the home "has the thing you know with the thing?" As the listing agent who needed to be there to let us in stared blankly, I answered yes.  As we walked through this Manchester NH area home, the listing agent continued to wonder what the buyer was talking about and I did I know to answer it.  

 

My explanation was simple. When one gets old, they often refer to something as you may know, "the thing." This buyer has now sold 4 homes through me and this will be the 4th home they buy in the last 20 years. I like to get to know my clients, what they like and what they do not like. They also get to know me. The trust me, like me and refer everyone they know to me.

 

In summary, the thing they asked for is Central AC. They have bad allergies and do not like to open the windows. This spring has been bad, but similar to as any other spring to those allergic to pollen. The secret was to search for homes to see that had everything this buyer wanted. A newer home, good condition, hardwood floors in the bedroom, a large master bedroom, large closets and a family room that Mr, Buyer can go to watch the shows he likes well the Mrs. is watching the shows she likes. Most important they loved the home. It had all the "things" they wanted in a home. 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

You know you have a firm solid relationship when you can talk shorthand with your buyer when looking at homes! I'm sure the listing agent hasd a puzzled look on her face..good way to answer a question without her having a clue as to what you were talking about! LOL!

It sounds to me like you haven't spent "too much" time with this client, but the "right amount" of time getting to know their likes and dislikes, and knowing what they mean when they say the "thing" they are looking for.
