   It is a week of "Pre Listing"....first time meetings with potential Sellers from a variety of sources...and in some cases we know we are not the first or only agent to be  interviewed for the position of listiing agent. It may be that the Prospective Seller chooses to tell us that we are one of several aKW for salegents...or the "tell tale" folder that is left in plain sight from another brokerage...it doesn't change what we do....it encourages us always to do our very best.

    David's pre-real estate background was in construction...and mine in marketing. We always say that he will tell if the walls are straight (verified by a foundation expert) and I will tell you what color to paint them. Our goal is to eliminate as many objections be they mechanical or cosmetic from the house as possible...from the shingles on the roof to the color of the walls, the mulch in the flower beds...putting the very best house possible forward given the budget and potential return for the greatest financial return is our targeted goal. painter

    It can be as simple as picking up a paintbrush, reducing the furniture inventory..or it may require that the roofer and foundation specialist provide their expertise to avoid any unpleasant inspection surprises.

     Objections We prepare our potential Sellers....that every inspector will find something...not every potential buyer will agree with the decorating...we work toward minimizing the objections based upon decades of successful real estate practice. YES...the Eye does Buy...the crack in the foundation MAY be an issue...let's not be surprised...let's be prepared !

     We too often have heard.."No other agent said....." and it may refer to a potential mechanical/structural issue or a cosmetic suggestion...and the sentence continues..."they just told us to sign the listing."   My skin starts to itch as I think about what a disservice this does to the Seller. 

      The easiest way is often not the best way...no preparation for listing a house will most probably mean a lower price if the mechanical or structural things and the neutralized cosmetics are not addressedEasy BEFORE the house is listed.  We supply lists of contractors or sources for materials if the potential Seller chooses to address the issues we have identified.  We are also happy to give an estimate of a price with and without  things done.

You are obviously the experts to choose in your market. I can't imagine going to a listing appointment - pre or otherwise without a ton of knowledge and data about the neighborhood - and helpful suggestions specific to the property. Some agents worry about giving away too much too early. Ridiculous - it's much like showing a home, we need to make a great impression from the get-go!

Great article! Same with other lenders, “they didn’t say I needed anything...”. Or “they didn’t say My credit was bad, needed some work, etc.” I truly believe there are lenders who say that everything’s great either out of ignorance (it is bliss) or they believe it is better to deal with it as it comes up (let a sleeping dog lie)..
