A bigger lot size does not necessarily mean room for a pool!

A few weeks ago, this lady came in and said she wanted a lot with room for a pool and a one story. I told her you will need an oversized lot. My lots are 50 foot lots. She no I need a bigger sized lot like 70's. I tried to explain to her that a bigger lot in a bigger section means a bigger footprint home and that one stories usually take up a lot of the lot. I have built many a 50 foot lot with room with a pool and have built many 70 foot lot that have no room for a pool. A developer and builder will not put a 50 foot product on a 70 foot lot so the buyer can have room for a pool that is not the way it works. There a deed restrictions as what you can put where to protect the buyer from their property getting devalued. So, bigger lot size means a bigger footprint home.

Good point. I have a buddy that is a pool designer at a pool company and if I have a house in question about installing a pool I send over the survey and he can tell if a pool can fit with our impervious ground cover issues in Austin

The home I had before my current one, was single story and sat on 1/3 acre.  It was at the end of a cul-de-sac, which made for a large pie shaped backyard.  We had a large pool, with spa, 1 meter diving board, and slide.  You are right however, a bigger lot does not necessarily mean room for a pool.  Deed restrictions and other factors can come into play.

Yolanda, we do not have many homes with pools in our area. And, if so, heated pools is what is needed here :)

Yolanda in my part of the world we have setbacks and other regulations too, now the easy part is for the client to buy two lots  and "waste one lot" for the pool but that is just me thinking out loud, Endre
