It was another busy week for real estate as Kauai slowly returns to normal after the April floods. The important thing to know is that the Island is open and eager to welcome tourists. If you have previously booked a trip to Kauai, it is quite likely your resort / accommodations are still functioning. If there is any doubt, simply contact the hotel / vacation rental directly to confirm.

Kaiulani 72 is new to the market priced at $850K since selling for $835K in 11/15. Plantation 1311 is available for $619K. The last sale was in 11/05 for $525K.

Cliffs 2202 came on the market showing as under contract while listed for $330K. Purchased as a leasehold unit in 5/88 for $107K, the unit converted to fee simple in 1/91 for $20,500. You’ll also see it listed “under contract.”

Hale Moi 215 came on the market listed for $645K. The seller obtained this unit for $252K in 6/11. It was withdrawn 2 days later. You’ll also see it listed under “withdrawn.”

Contingent:

Kaiulani 75 found a buyer while priced at $975K, after 109 days on the market. The last sale was in 10/15 for $780K. Nihilani 29C is in escrow while priced at $825K. The condo changed hands in 2/09 for $565K.

Sales:

Leasehold Pali Ke Kua 210 sold for $285K cash while priced at $325K. The unit was purchased for $585K in 9/08. Paniolo 105 closed at $400K. The list price was $425K. The unit sold for $265K in 7/15.

Under Contract:

As noted above, Cliffs 2202 is under contract.

Withdrawn:

Hale Moi 215 was withdrawn.

Price Changes:

4009 Kaikioewa is listed for $1.245M. The home sold before in $760K in 4/04.

Back on the Market:

4011 Aloalii was temporarily withdrawn after 296 days of availability priced at $2.950M. It came back on the market a couple of days later. The seller bought land for this home in 12/16 for $450K.

Contingent:

4202 Kekuanao Lane went into escrow in 41days while listed for $1.085M. The home sold in 8/11 for $450K.

5254 Honoiki is in escrow after 223 days with a list price of $1.399M. The prior purchase was in 9/07 for $1.750M.

Under Contract:

After 12 days, with a list price of $1.295M, 4487 Emmalani Drive is under contract. It sold previously in 7/16 for $537K.

Temporarily Withdrawn:

After 26 days on the market, 5282 Honoiki has been temporarily withdrawn while priced at $895K. It sold for $799K in 8/04.

After only 19 days, with a list price of $1.350M, 3687 Kaweonui was temporarily withdrawn. Land for this home sold in 1/02 for $150K.
