There are many things you can do to discourage prospective buyers from making an offer(or even entering your home). This is a follow-up post to one yesterday where I addressed availability When I Can’t Show Your Home, I Can’t Sell Your Home.

Keep these things in mind as you envision your move and the sold sign in front of your home:
It’s Show Time - think of your curb appeal as a red carpet leading to an opening night premiere. But it’s not a one-time only thing it’s opening night everyday until it closes. Not easy but nothing worthwhile ever is. And with that red carpet reference fresh in your mind, it’s not only the stage your audience is looking at but behind the scenes(and in your closets) too. Proper presentation matters, Throughout. Really it does. The same goes for your property's photos - online and in all advertising.
The Nose Knows - whether if its pets, those pesky cigars or last night’s fish -- smells tell and they don’t say nice things. Sorry, the truth hurts.
Cleanliness Is Not Only Next To Godliness, It’s Pretty Close to A Successful Transaction - it’s more than just a white glove test and it’s not just a swifter across the dining room hardwood floors. Professionally cleaning will be definitely bring a great return on your investment.
Clearing Out - you’re moving anyway, it’s time to toss some of those unopened boxes from that last move and other “things” that you never, ever could part with - until now, you’re ready, right? It’s My House And I’m Not Negotiating Price or Any Terms -- and you may just might be sitting there. The no negotiations body language speaks volumes and it’s not very receptive to buyers at all. How much do you like your home? You may have just out-negotiated a buyer and own it for much longer than you might want.
Ah, well there’s a cure to all those ails -- it's called a price adjustment, a reduction, a re-launch --- it will have an impact on your bottom line.
Your home may just sit there and believe me I still see plenty of homes just sitting there even in today’s active real estate market. They slow down the overall days on market. They skew comps. Some of those homes go from broker to broker like that weird plastic swan thing-a-ma-jig at a white elephant gift exchange. Some of them will eventually sell too -- and typically for a lot less and a lot longer than they would have had they taken some time and effort upfront.
