Over the years I've read a plethora of posts and comments advising never to touch the 3rd rail when posting a blog or even in visiting with potential clients. That 3rd rail could be a subject, a person, a thing, or a philosophy. Most recently in my reading it was a question asked what to do when on a listing interview the seller asked the agent if they believe in God. If I may digress for a moment that could mean just about anything from "what/who is your god" to "You got a big honking deadly spider on your back dude" or "come on in... I'm Norman Bates". As I said, I digress.

The FACT is that what ever YOUR 3rd rail is

it just might be MY GRAVY TRAIN!

I'm sure that for every 3rd rail type of post I've read I've also read a post or question about niche marketing. So what if your 3rd rail topic is my niche market... there is a strong chance that it is (most of you who know me know this to be true). I learned many years ago from my old friend Earl Allen (now about 98 years young) that what ever you believe don't be wishy washy about it. Earl didn't tell me that, many of the people who strongly disagreed with Earl on politics told me that and they told me he was their Realtor because they knew he was a man of conviction and they knew he wouldn't "tickle their ears" to win their favor.

Don't talk about politics... why, if you only sold every Democrat or Republican in your city would you go broke? Earl proved that one wrong by his clientele. Don't talk about faith.... why, if you only sold every Muslim or every Catholic in your community would you go broke? Don't talk about gun control... why, if you only sold those who believe in the 2nd admendment would you go broke?

Even in a city as small as mine I make a good living catering to two groups commonly held as 3rd rail topics. My advice would be the same as those who delt with Earl, be genuine, don't tickle peoples ears, people will like you if you are genuine.

James Dray I have been asked about my faith many times but that would be because most of my advertising on Christian radio or in Christian publications. I also often wear a Christian or political lapel pin.

Nina Hollander I never initiate the conversation when it comes to faith or politics but I don't shy away from jumping in and I always approach it as an educational opportunity NOT a confrontational situation.

Talking is the key word in what you are saying Wayne Martin . I NEVER get confrontational. I like philosophical discussions, they don't need to turn into arguments.

I get your point, Bob, but it's still not something I'm ready to discuss in a business relationship... for me it's nothing to do with confrontation... I was simply raised that it was bad manners to engage in conversations like this with people you don't know. And in 25 years, the subject has never been brought up to me by a prospective client... so I'm guessing they "get it" very early on that any relationship will be somewhat "hands off."

I only respond to direct inquiries Beth Atalay and I'm never confrontational. If they ask and we can have a philosophical discussion I'm all for it. If it's obvious they are looking for a fight I will NOT give them one.

I come from a railroad family.  My dad worked at the Western Pacific Railroad here in Sacramento, for over 25 years.  I also had uncles who worked on the MKT in Kansas.  Your railroad lexicon works for me!

Hi Bob- I think you can be honest and true to yourself and still be discreet. If someone asked me on a listing appointment if I believed in God, I  might ask them if and why it is important to my working with them. That said, I prefer not to engage.

I think  authenticity is the key. If your niche are people who share your same principles regarding faith and politics, then of course you're going to discuss things others may not be comfortable with voicing.  It makes sense to me.  D

Interesting post, Bob.  I have never been asked any direct questions in regards to politics or religion during my active days.  Certain things come up during conversations, however, and they are easily diverted.

"People will like you if you are genuine."  Not EVERYONE will like you for being YOUR genuine.  But, if you are true to yourself and choose to serve those who align with you, more power to you.  We don't need to sell to everyone.  There is plenty of business out there to be true to yourself.
