Congrats, you have made it through the closing process and your move-in day is right around the corner. Now you will get to see your future home before you move-in. During your walk-thru keep in mind you will want to make sure your future home is in the same condition as when you made the offer, all your contingency items have been accomplished; your opportunity to preview your future home is best conducted 1-2 days prior to occupancy. First thing first, take a look at your home once more before closing.

 

It is very important to take a moment to review your home once more before closing. Many factors should be accounted for when walking thru the final time before closing. If the home was occupied when you placed your offer; wall pictures, area rugs, and furnishings may hide some imperfections. Also, you do not want to take possession of a home if the sellers created damages during the closing process prior to closing.

 

During your walk-thru is a great time to make sure you are completely satisfied with your purchase. If you requested to make some repairs as a result of a home inspection, this will be an excellent time to verify the repairs were completed to your satisfaction. Ensure you have a copy of the addendum with the inspection items when conducting the final walk-thru.

 

This is your future home a sizeable investment for anyone. Take the time to check the home over and make sure you are happy with your purchase, there are no surprises with the condition of the home, and all repairs are completed to your satisfaction. At the end of the day, it is your home. Do not inherit seller’s unresolved issues with the home.
