Relax and grab a cup of coffee, we have a few tips you'll want to know about it you are looking to sell your home in a few months or maybe next year. You’ve been decluttering, giving stuff away, painting, updating, etc. That’s all fine and dandy by have you thought about the exterior of your home – Will buyers drive-by and not call to book an appointment or will they call their real estate agent immediately and book a showing the same day?
Whether the market is hot or not, first impressions are certainly what will stick in their minds. Be the #1 house in your neighborhood.
Things to consider:
Is your front door the original when you moved in? Is dated? Does it have several coats of paint with the original handles? It’s time to replace it! Is it a WOW or will the buyers think – OK we will need to change that $$$$.
Does the doorbell work? Is the mailbox old and rusty? Is the light fixtures dated and discoloured? Let’s change those at the same time,
Let’s talk about windows are they old, wooden, painted over windows or are they newer pvc ones? Is the siding clean?
Oh! Let’s not forget that those windows need washing (inside and out) and maybe the siding needs a good power wash.
When replacing your outside light fixtures switch to maybe brushed steel or black – they automatically update the look of your home. Maybe consider adding motions detectors at the front door so that when buyers come for a showing in the evening they don’t fall and stub their toes.
The next item that you should address is – the landscaping! Don’t spend a tonne of money on it – add a few shrubs, add colourful potted plants and flowers at the porch or entry to your home.
Add some grass to those areas that need freshening up. Brown patches are not attractive.
Check your roof, are shingles missing? Maybe have them replaced, clean the gutters, extensions for the downspouts.
YOUR DRIVEWAY!Does your asphalt need to be resurfaced? Home buyers will see the cracks and think OH BOY! That’s another added cost that I don’t want to deal with. Take some time, walk your friends or neighbors through your house and you’ll be happy you did it!
