The title may be sobering, although, as we literally heat up, the market tends to cool down. Of the 430 or so homes in the Town of Jupiter Island there are about 22 available for sale. The average asking price is approaching $10,400,000 and their square footage averages slightly under 8,140. The setting and view could be land-locked, golf course, ocean or intracoastal or in combination.
Those homes that are currently available share the annual stress that nearly all of South Florida feels when the thermometer begins to rise. Ten of these residences have lowered their price recently, another four have been taken off the market temporarily and one is now pending with the hope of closing in a few weeks.
As you can see, some pieces of the pie don't necessarily correlate to the expected price point. Herein lies the problem when utilizing price per square foot as your primary analysis of value. Granted Jupiter Island and its surrounding area is a premier location for almost any lifestyle without the constant competitiveness found in many other Florida luxury communities. Summer affords the Buyer wanting to live here a less hurried look into an excellent location. Generally, we experience what I call "our doldrums" from Memorial Day through Veteran's Day and both holidays are highly celebrated. Our doors don't close, however, the traffic and business is much more manageable as Summer arrives. Give it a try, you might like it here?
