Upgrade Now, Sell Later

just ran into this situation with a client of mine.  I brought in a home stager to give recommendations on improving the house for the market.  Things on the list included updating the lighting, painting some walls, and fixing other cosmetic things throughout the house.  One of the first things my clients said to me was, "We've been meaning to do all of that for years."

So why wait?  Why wait to update your house until you put it on the market?  You'll spend your money and not get to really enjoy all that you've done.  Updating will help sell the house, but wouldn't you like to enjoy it too?

If you are thinking of selling in the near future, try to make changes that aren't too trendy and that will probably still be "in" when the time to sell comes around.  You might consider hiring a designer to come in and give you some tips.  They have their pulse on what's in now and where things are going.

Another bonus of updating your house while you're still living there, is there's no rush to do everything at once.  You can spread out the improvements over time so the expense isn't sudden.

Once all of your updating is done, sit back, relax, and enjoy!
