Inspect the Inspector

When buying your home, it's recommended that you get a home inspection.  There are many home inspectors out there, and your Realtor probably has a few to recommend.


Before deciding on an inspector, take a look at the Texas Real Estate Commission website (http://www.trec.state.tx.us/inspector/default.asp) for inspectors.  You can enter the name or license number and make sure they are indeed licensed to complete the inspection.

Try to attend your inspection.  Depending on the size of your house, it will probably take a few hours of your time, but it will be worth it.  At your inspection, ask questions.  If the inspector points something out as a concern, ask about the extent of the problem.  This way, when you go to negotiate repairs with the sellers, you'll know what you'll have on your plate if they decide not to make the requested repairs.

Keep your inspection report.  It will be a good reference for you if you decide to make repairs in the future or if you decide to sell again.
