What a busy season !
Although the weather has not always been cooperative, Greenville NC has experienced a sellers market since the new year. Our median has been 250,000 range and anything under that has been quick to sell. Multiple offer situation have been handled with care and it of course is not fun to deliver news that someone beat your bid.
Hiring an agent with negotiation skills, ability to present and honing offer to be in best light is a strategy- not a promise, but a strategy. If you do not win the bid consider a few thoughs as you take the news. Were you emotionally attached and willing to pay more than fair market since this cycle would be shifting at some point and your highest bid could be higher than what a buyers market would offer in later time. Paying too much.
Also consider , there will be other options. Sometimes we get tunnel vision to think this is the "one and only". I understand , yes, there are some properties that are truly special. Those are the ones we hold in high regard. One that is not easy to replicate or find in the local market. More often than not though we are able to find another suitable and perfect home. Patience is needed in a sellers market which means in casual terms that there are more buyers looking for homes than inventory for buyers.
Some will have to sit and wait.
Some will have an agent such as myself that will hunt and dig for options beyond what is visibly on the market in the mls.
Making calls, asking homeowners to sell, sending out written notes, knocking on doors.... that is above and beyond what some will do when a buyer is not having luck finding a home in their price range, neighborhood preference or school system. It is my pleasure to work harder if needed. I can be creative and persistent.
