How Should a Listing Agent Respond to Grilling?

Not talking about hamburgers and hot dogs when I say grilling. I mean the rapid-fast firing of questions from curious buyer's agents when they try to extract information from listing agents. There you are, for example, at Arden Mall in Sacramento, dodging screaming babies in strollers as you try to find an inconspicuous spot to chat with an agent who just called. Probably caught you off-guard when you're not in your element.

Seize control of the conversation. Slow it down. Answer only what you want to answer, in your order and your pace. That will convey to the badgering agent that grilling you will not work. 


After 3 or 4 minutes, tell the agent to set an appointment and judge for himself/herself. Next!

You handled this very well. I can only say the agent is either inexperienced and rude and doesn't really understand the problem in his questions - or experienced, yet obtuse,  and rude and somewhat unethical.  Sure wish they made it more difficult to become an agent - and to stay an agent.

Hi Elizabeth- It's hard to imagine someone who would call a fellow professional and just jump right into it like this one did. This person either has no clue about the inappropriateness of the questions or doesn't care.

Well I can see why that would be very irritating. I can't say that I get calls like that. They just usually show and determine for themselves.

He definitely wanted to get you on the defensive. He obviously doesn't know you! I've talked to listing agents and the more inexperienced ones blurt out all kinds of things that can ultimately only hurt the seller.
