The Anthem Country Club real estate market cooled off in April . The total number of homes sold in the Country Club fell off down 41% versus March, and down 19% from April 2017. The average sale price decreased by 25% versus March, and was down 15% year over year. The price per square foot also decreased 7% from March and was down 7% year over year as well. The days on market decreased 11% over March, and up 29% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.44 month’s supply, still a buyer's market. The 12 month moving average decreased for the second time this year, (-1%), now standing at $423,504. There are now 93 homes on the market in the Club, up 1% from March. With only 27 homes currently under contract May might see a retraction in overall activity in the Anthem Country Club real estate market.
