Since the last Million Dollar Homes for Sale report for Western New York, here is the latest market conditions for Million Dollar homes for the Buffalo Niagara Region.
In the past 30 days there have been 21 closed sales in Lancaster NY of single-family homes averaging $164,834 and they spent an average of 48 days on the market.
Here are the market conditions in Cheektowaga NY in the past 30 days there has been a good number of closed sales resulting in an absorption rate of 4.5 months of inventory if sales continue at this pace. Here is a brief summary of the Cheektowaga Real Estate Market:
Well currently at the rate of sales that are going it will take 23 months to absorb all of the current inventory. This is not good, coupled with the fact that sales for single-family homes in DeVeaux is off to last year's pace of sales means this community is in a serious buyers market. There is good news for DeVeaux homeowners. When homes are priced correctly, they sell quickly with the year to date days on the market being 12 days as opposed to last years of 91 Days on the market.
In 2007 there was a total of 39 single-family homes sold with an average sold price $87,355 (78 DOM) Year to day there has been 17 homes that have sold in the Town of Niagara, which sold for an average of $99,693 and spending an aveage of 79 days on the market.
