The Neighbourhood
Magrath Heights is a beautiful neighbourhood located in the south Riverbend area of Edmonton. It is bordered by Rabbit Hill Road to the west, 23 Avenue on the north, the Whitemud Creek Ravine on the east and Magrath Boulevard to the south. The neighbourhood was laid out to minimize the flow of through traffic and encourage pedestrian and bicycle use.
Magrath Heights development begain in 2003 and is nearing completion. The area was named after local businessman and real estate developer William Magrath, who lived in Edmonton from 1904 to 1920.
The population of Magrath Heights is approximately 2,800 and there are 900 residences. Most homes are single family with some townhomes and low-rise condominiums.
Schools and Amenities
The neighbourhood features two parks and the natural woodland area of the Whitemud Creek Ravine, which forms the eastern boundary of the community. On the northern boundary, a man-made stream starts at the fountain pictured above and flows into two ponds. In the Citadel area of the neighbourhood, a natural woodland park is located on a hill.
Nellie Carlson school is located on the southern boundary of the neighbourhood. There are also two schools nearby in Terwillegar Towne and another three schools in nearby Leger.

On average larger homes have sold in Magrath Heights compared to this period last year. Months of supply above 6 months indicates a buyer's market. The average price per sq. ft. is little changed year-over-year in the greater Edmonton housing market and the price increase in Magrath Heights is consistent with the relative strength for southwest Edmonton.
