Here is a summary of the Cardiff real estate market for May 2018 based on information provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed).
TOTAL HOMES SOLD
8 (down 30%) Ave. 20 Days on Market, Ave. Sales Price $1,135,062 (up 26%); Ave. sale 96% of asking price
Detached Homes Sold
4 (up 100%); Ave. 32 Days on Market, Ave. Sales Price $1,551,125 (down 8%); Ave. sale 95% of asking price
Attached Homes Sold
4 (down 50%); Ave. 8 Days on Market, Ave. Sales Price $701,187 (up 3%). Ave. sale was 96% of asking price
The overall volume of sales in Cardiff shifted down from last month, in particular for attached home sales. 25% of the transactions in May were for cash, compared to 33% last month. 25% of the homes sold for asking price or more.
At the end of May 2018 there were no homes in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders), the same as the last 4 months.
As of the end of May 2018 there were 17 Cardiff homes for sale, down 26% from last month. This represents an inventory of 1.8 months for attached homes (down from 3 months last month), and 2.7 months for detached homes (up from 2.3 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains a very strong seller’s market for buyers of attached and detached homes.
11 Cardiff homes came on the market in May, compared to 18 last month. 15 homes went pending in May (not counting those that sold) compared to 14 in April.
