Princeville Kauai Real Estate update for May 27 to June 2

It looks like we fell short of the mark this month, closing out May with 110 sales, compared to the 127 transactions on the books for last May. We’re off to a fairly good start with month with several new condo and one house escrow. Take a look:

Sealodge J2 is newly listed for $749K. It sold for $762K in 5/07.

Contingent:

Alii Kai 8E found a buyer while listed for $495K. The prior sale was for $154,900 in 2/90.

Hanalei Bay Resort L17 is in escrow after 235 market days priced at $959K. The seller bought this unit for $160K in 3/84.

Puu Poa 111, with a list price of $1.475M, is in escrow. The unit sold in 6/92 for $375K.

Sales:

Kaiulani 50, which was priced at $1.348M, sold for $1.250M cash after 127 market days. The sale before this one was in 1/13 from the developer for $.1.025M. Nihilani 8B sold for $810K cash while priced at $815K. The seller paid $600K in 1/14.

Price Changes:

Sealodge B8 reduced from $489K to $475K. The prior purchase was for $240K in 9/17. Sealodge B1 is now $489K after a decreased from $499K. The unit sold before in 10/15 for $280K. Puu Poa 101 is now priced at $1.199M, down from $1.249M. This condo changed hands in 8/07 for $1.350M. Now on to your Princeville Kauai single family home update:

5127 Iolani Place came on the market listed for $849K. After coming on the market it immediately repriced at $829K. The home was purchased in 1/17 for $725K.

Contingent:

It only took 8 days for 3684 Albert, with a priced of $995K, to go ino escrow. The sale before this was in 1/16 for $810K.

Sales:

4160 Kalani Lane sold for the list price of $999K. The seller paid $860K for this home in 6/16.

Price Changes:

As noted above, 5127 Iolani Place reduced to $829K.

3930 Napookala Loop is priced at $1.395M after a $180K price reduction. The home changed hands in 4/10 for $905K.

That’s all the real estate for this week. The next target number is 124 for the month of June. At this point in time, there are 4 sales. Traditionally, things pick up as we head into summer, but we’ll just have to wait and see.
