Portage Bay Including Roanoke Park Historic District Real Estate Update
Portage Bay is a smaller neighborhood in the Northeast corner of Capitol Hill. In the center of Portage Bay is the highly acclaimed Roanoke Park Historic District where you will find amazing examples of of Capitol Hill Mansions. In fact the Roanoke Park Historic District is one of the most breathtaking Seattle neighborhoods and Roanoke Park homes are usually sought after due to their character and quality as well as their proximity to Roanoke Park itself which is the crown jewel of Portage Bay. Portage Bay homes have always been few and far between as the neighborhood is smaller, but also well regarded and has low turnover.
For the purposes of this evaluation, I am leaving townhomes, condos, and floating homes out of the numbers and focusing only on traditional single family resdiences on land. Only four Portage Bay homes have sold this year so far - these are the ones that have close din escrow. There are additional home that are pending currently, but looking at only closed sales, there have been four. These range in sold price of $1,010,000 to $1,735,000. This time last year, there had also been four Portage Bay homes for sale that sold in escrow so we are on track with an average days on market of 28 days. There are some higher priced homes in escrow currently pending as well so we should be able to stay on track for the year at the current pace. Again, this is a small micro portion of Capitol Hill homes, but it is obvious that there is still an inventory crunch in looking at current and past numbers.
