6 Tips for First Time Home Buyers in Boerne

Though being a first-time home buyer is a thrilling process, buyers can easily become overwhelmed when faced with the details. From banks to agents, mortgages to home inspections, the countless list can quickly make the home buying process into a stressful one.

1. Consider Location:

Even if a home has everything you’re looking for, a less-than-desirable location can leave you with buyer’s regret. Do your homework and be sure to check area schools, crime rates, proximity to major highways, etc. before you make your final decision.

2. Know Your Budget:

It’s not always the wisest idea to take out the max loan for which you’ve been approved. When thinking about the loan you are about to obtain, be sure you fully know your GMI (gross monthly income) and monthly expenses before you assess the budget on your new home. Also, don’t forget to factor in upkeep costs and taxes after your home is purchased!  Still confused?   Your lender can be an excellent source to turn to with questions! 


3. Get Pre-Approved for a Mortgage

Research different banks to find the lender or bank that is appropriate for you and your new home! Remember, this may be one of the biggest purchases you will ever make. Getting pre-approved ensures that the home loan that you are counting on won’t fall apart at the last minute. When it comes to your mortgage, we think it’s always better to be over-prepared.

4. Get a Home Inspection

Finding a reliable home inspector one can save you thousands in the long run. Though your potential home may look shiny and new at first glance, an expert can find the crucial things you may have missed. It is important to know exactly what you’re buying before you sign those closing papers!

5. Keep a “Needs vs Wish List”

While many first-time buyers have dreams of the perfect floor plan, top-notch amenities, and a limitless backyard, sometimes compromises are necessary to truly find the best home for you. It helps to list out your “needs vs wants” so that you’re able to make a more level-headed decision in the end.
