Last year, I helped a first time home buyer husband and wife buy their first home. At first due to income issues and a new baby on the way they did not have the money and down payment, they thought they needed. They were looking to buy land and put a manufactured home on it. They wanted an acre.
After searching and trying to get the manufactured home appraised with a lender and evaluating the costs of putting in a septic and a well, they realized the costs would be more than they anticipated and there was a lot of work to be done also.

I told the clients about the Free Home Buyer Down Payment Assistance grants we have here in Maricopa County in the Phoenix metro area. Through the Home In Five program in the county there is 3% free money to be used for the down payment or closing costs. They qualified! I said lets see if we can get a detached home and not a manufactured home advising them that a manufactured home will not appreciate as a detached home will. They said ok but were doubtful. We found some that were either too expensive or needed too much work.

However, we found a small builder in Arizona building 5 homes on 1 acre lots on a 5 acre parcel they were dividing. The homes were beautiful and free standing also in the perimeter city of Buckeye, Arizona to the east of Phoenix. The family moved in before Christmas of 2017 and are extremely happy. They even got a three car garage plus their one acre with a new home for $285K. Buyers love the home and I am happy because they love the home.
