Concessions: why know them before buying a house

Achieving the results you are looking for in the purchase process will depend on you. If you want the experience of buying a house or a department to be a success, before signing the contract, verify that the seller gives you the benefits that by right correspond to you.

 

What is a concession
In the negotiation stage, it is common for both parties to seek to keep most of the pie, for example, a lower price for the buyer, the greater gain for the seller. However, there are other considerations that are also important to evaluate before closing an agreement and that, in addition, will make both parties feel victorious in the battle.

Such is the case of concessions, which in simple terms, are grants or cancellations that the seller can provide at the time of establishing the agreements in the purchase agreement.

You may keep the same sales price and conditions at the end of the contract, but it may offer you benefits that are equal, or even more satisfactory. These are the concessions that you can acquire when buying a property.

 

Contract closing costs

During the purchase process arise several costs not considered in the sale price that both parties must pay to finalize the deal. Among the most common are the expenses of the notarial intervention, the process to make the change of owner, commissions to real estate agents, valuations, payment of taxes, documentation for mortgage, among others.

In general, closing costs are usually around 4% and 5% of the value of the property, and approximately 50% is the amount that each of the parties involved must cover. However, the seller can provide a concession and cover the total amount on the expenses that correspond to the interests of both.

 

Registration registration

In addition to the deed, the act of sale itself must be registered with the Public Registry of Property and Commerce, with the purpose of recognizing the change of ownership and thus avoid claims or affectations by third parties in the future.

The registration form for this act has an approximate cost of $ 2,000 pesos. If the property has not been previously registered in the Registry, the cost may be more than $ 15,000 pesos. This will depend on the costs of your location and the value of the property. In case of obtaining a concession, it must be to cover the registration of the act of sale, since the registration of the property is the responsibility of the first owner, unless they reach an agreement.

 

Repairs and minor improvements in the property

Although most of the properties must be delivered in the best conditions, some details usually appear at the time of the inspection of the property. In case of serious damage, affecting the structure, facilities, roof or preventing the housing can be inhabited, the seller is required to repair them, even before making use of the warranty policy. For more superficial issues, such as details in the painting, furniture wear or finishes, you can request a concession for improvements to be made by the seller.

 

Remember that the last decision is up to you, so look for the best benefits of this negotiation before accepting the agreements and signing the contract.

Asking after the signing can be very difficult ro get anyting unless it comes by inspection
