With better technology people often reach out to customers in an intrusive way.  I got a call from a past title company a brand new aggressive sales manager said give us your business with no introduction. While it may be direct I feel it is the connection and services of escrow officers that I am looking for. That office all skilled officers left after a new manager walked in. I still use same people even they have a new employer. It is transparent.  My handyman had social media connected me with his clients. Some were quite annoying to say the least. 

In Hong Kong I saw this Indian with a red turban hawking Chinese medicine. He spoke no Cantonese.  He found a busy corner by a MTR entrance. Location, location, and location. By shouting Mai Mai (Buy Buy) and stopped  passengers he soon was questioned by a Chinese Bobby. The Bobby could speak Punjabi. He asked for ID and sales permit.  The Indian had no paperwork and quickly was apprehended. This place near Chungking Mansion is full of illegals. Had he knew there was a permit requirement or he did not stopping passengers he might be able to get away and get some sales. He seemed to be a better fit had he chose to work at a Saree clothing shop across the street.

In real estate, the most common farming material is fliers with homes sold. Sometime it is that agents listing and often it is not their own listings. Most home owners do not waste a moment and it goes to the trash can along Pizza offerings. People's attention span is just fraction of a second.  I learned things the hard way. Near my office, one needs to wear a solicitation permit ($100 per year), Handbill Permit ($130 per year) before City Compliance Department go pick on others. We often work in several cities. Furthermore, many communities HOA have strict rules if you want to knock or leave merchandise out side. Many agents now cover a big territory since MLS data base and Supra key covers several counties. You work where you have business. 

 

By working with a major lender, a VP that means something. Sending 250 cards to neighborhood households may catch their neighbor for at most one second. I needed to prepare material that people can use and save. My post card often comes with a recipe that I think someone can use. Often it is realtors who come to my Open House and looking for something to try out. A few realtors thought I was in food business.

My message is to share with every person that my philosophy is simple, provide more personal and professional service to guide them. All Agents are not created equal and every buyer or seller should take the time to hire the most experienced qualified agent to make a transaction smooth.  It along with blogging on AR and other sites give me the opportunities to be in touch with clients.

Sam Shueh - I really learned a lot from you today. Cultural diversity is something all agents need to pay attention to and learn from too. Knowing how to do things correctly to keep us out of trouble is very important.
