Our recent listing and sale at 822 Cottonwood Drive in Malvern PA 19355 set a new record for the development selling for $626,000. This sale resets values in Lockwood Chase and allows appraisers going forward a recent comparison sale to use for on going appraisals.
When we listed the home for sale we had conducted a competitive market analysis and the seller decided to list the home at $595,000. Their knowledge of past sales in Lockwood Chase made them believe this was a good listing point and this was proved correct by the response from the market. With the multiple avenues the house was marketed through with websites, social media posts, video posts and the mls we had multiple showings right away, with two open houses attended by 170 people over the weekend.
The house received 11 offers and sold in four days. Due to low inventory there had been few sales in the township East Goshen over the last year. Whilst the list price was supported and the home appraised over asking price, it was obvious to all that the value was seen differently by all the buyers to the appraiser.
We supplied evidence of all supporting offers to the buyer, the appraiser and the lender and the buyer made the choice to settle at the offered price putting more money down.
Now all future sellers in Lockwood Chase can use this sale as supporting evidence of value when listing their home for sale.
