¿Están los criterios de concesión de préstamos muy flexibles… o muy estrictos?

Con el valor de las viviendas apreciando en niveles récord, algunos están preocupados que nos estamos dirigiendo a otra burbuja de la vivienda como experimentamos hace una década. Uno de los culpables principales de ese auge y desplome de la vivienda fue el aflojamiento de las normas para el crédito hipotecario.

 

En un estudio realizado en la universidad de North Carolina inmediatamente después de la crisis, se reveló que:

Los prestamistas empezaron a originar grandes cantidades de hipotecas de alto riesgo desde alrededor de 2004 a 2007, y los préstamos de esos años de cosecha, mostraron mayores tasas de morosidad que los préstamos realizados antes o después”.

Un estudio de John V Duca, John Muellbauer y Anthony Murphy, concluyo que esas hipotecas de alto riesgo causaron la crisis de la vivienda:

 “Nuestros hallazgos indican que los cambios en los criterios crediticios jugaron un papel importante, si no el mayor, papel de impulsar el auge y desplome reciente en los precios de las viviendas estadounidenses”.

¿Cómo se comparan los criterios hipotecarios actuales con aquellos de 2004 a 2007?

La Asociación de banqueros hipotecarios hace seguimiento a los criterios hipotecarios en su Índice de disponibilidad del crédito hipotecario (Mortgage Credit Availability Index -MCAI por sus siglas en inglés).Una disminución en el MCAI indica que los criterios de concesión de crédito están muy estrictos, mientras que los aumentos en el índice son indicativos de la flexibilidad en el crédito.  La gráfica siguiente muestra el índice que se remonta a ese período entre 2004 y 2007 cuando las normas flexibles causaron la burbuja de la vivienda.

Podemos ver que, aunque el índice ha aumentado ligeramente en los últimos años, no estamos nada cerca a los criterios que precipitaron la crisis de la vivienda.

En conclusión,

Si algo, los criterios actuales son demasiado estrictos y están impidiendo que algunos compradores calificados obtengan el crédito hipotecario que merecen.
