I have used different methods to stay in front of home owners in my farm area. I hold open houses for my own listing as well as for other agents from my office who may have a listing there.
When I have an open house I invite the neighbors as I know they will probably come even if not invited and may sign up giving me wrong phone numbers and email addresses. But if they know they are welcome they will give me their real name and number.
My goal is to sell the house. They may know someone who might want to move there.
If the kids are having a lemonade stand in the neighborhood, I ask their parents if it is OK for the kids to have it outside my listing and I pay for lemonade if people attending my open house buy lemonade. I have done it only if the parents are there with the kids .
I do not hold many open houses unless the sellers ask me to hold it but if I hold an open house I prefer to do it in my farm area.
