One of the challenges I face as a Realtor working in what is primarily a vacation home market is showing properties that look, for all intents and purposes, somewhat abandoned.
It's easy to forget the other home you own when you are busy living life in your primary location: your kids have activities, your job has demands, your main house requires attention. I get that - but when you have your vacation home on the market to try and sell it, it must take first priority, at least for a little while.
A home looks abandoned and uncared for when there are piles (no matter how small or large) of dead leaves around - especially on decks and porches. This feeling of abandonment is heightened when it is obvious the leaves have been sitting there for months on end and are starting to decompose. Combine this with fallen branches, sticks, twigs from the winter months....combined with trim, decking, and railings that need powerwashing and fresh stain/sealant.... and you have a depressing picture indeed.
Buyers eager to find their Lake Wallenpaupack or Lake Ariel vacation home are turned off by homes wearing a sad winter cloak of neglected landscaping and deferred exterior maintenace. It doesn't matter how nice it looks inside - those first moments of engagement when they step out of the car and look around outside are critical. Especially if you are priced at the top of the market.
It's bad enough in April and May, but when this neglect stretches out into June and July - the message is clear: the sellers have given up on their lake house and may be desperate to sell and open to lowball offers, if any. Many buyers don't *want* a project; they want a vacation home they can start enjoying right away... and will refuse to even go inside if the outside looks neglected enough.
Now, the majority of the vacation homes PA's Pocono Lakes Region certainly do not look as extreme as this poor house - not at all...but the feeling and impression is there.
Sellers, do yourselves a favor - clean up your yards, treat your exterior woodwork, clean and repair gutters, remove the mildew and moss from your roof, especially if you want market value for your home. There are lake houses for sale with clean driveways, tidy yards, fresh paint or stain, priced at market value...and those are the homes the buyers are going to jump on first.
