Is it more important to save money or get Great Service when selling?

The premise of this seller was WRONG from the start. They were trying to pit saving money against great service. They were leaning towards a discount broker to sell their property. They heard how bad it went for a friend who tried it. YET they still wanted to save money while getting full service when selling their Manchester NH area home. 

 

They wife could no longer take it. She called her mom. Her mom called me. After all i just sold their home and then sold them a great new home. Here is the HARD TRUTH Mr. Seller... When selling the home, getting the highest price while selling it in the quickest period of time, gets you more money than selling it for less while skipping out on paying a listing agent. Here were the numbers. The discount broker said they could sell it for $260,000 and charge an up front fee of about $5200 whether it sells or not. The seller would get $254800.

 

Looking at comps, the house should sell for $300,000 all day every day. Having someone watch out for the seller through every step of the selling process with my full service listing should net them around $285,000.

 

I said "Lets compare." They can answer questions from buyers direct, they can show their own home and take time off from work to do it and get $31,200 more. 

 

Any more questions how Full Service wins?

 

He paused. I already knew he does not want to lose and always wants to be right. He repeated everything I went over convincing himself. He made the choice to list with me. He looked like a hero to his wife and inlaws and I will work at getting that house sold.  

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

I think so many home sellers see that advertised 1% commission (on the listing side), but don't see the commission that will need to be seen on the buying side, and think they are saving a hellacious amount on brokerage fees.  Alas, even if the buyer brokerage commission is 2 1/2% added to the 1% listing side, that's 3 1/2%.  Any, "saving" can easily be washed away by not having full service from a discount brokerage, which may translate to a lower bottom line profit at time of sale.

YES!!  Impeccable service and  providing value to your client is always the key!  There are always those people who will "jump over a dollar to pick up a dime." I see this often in my staging business.  Clients ( or realtors) don't want to pay a small consult fee to get their houses profesionally styled and prepared for photos and for listing.  They will balk at the cost (which is minimal) but will then hesitate at lowering the price when the property doesn't sell.  The consult price is WAY less than that price reduction.    The houses that are professionally photographed and staged/styled sell for more, spend fewer days on othe market and net the seller more money....those that aren't... well we have all seen those listings, right?  Congrats on providing sound advice and solid value to your clients!  They are lucky to have you in their corner!

We have a agency who will take a couple of photos, list it in the MLS for a very small fee and that is it.Usually it doesn't take people very long to drop them and go with a agency who offers full service.  Good one, thanks for sharing
