You've chosen a Realtor and entrusted the sale of your home into his or her hands. The 'For Sale' sign has been erected in your front yard and you await with anticipation for the initial showing requests. The phone rings and your agent is on the line..."Can you accommodate a 1:15 p.m. showing today?" You glance at the clock and it's 10:23 a.m. "Of course I can, you've prepared me very well for this moment" are the words that confidently roll off your tongue!
Here is a brief list of some of the points that I discuss with every seller to prepare them for this big day:
-Vacate for all showings - I request that my homeowners and everyone living in the home, including pets (when practical) leave the home 15 minutes prior to a showing. This offers the potential buyer the opportunity to view the home without distraction.
- Exterior
Move all vehicles from the driveway, front of home, and garage (if possible). We want the potential buyer to arrive with a clear unobstructed view of the home and garage space. Ideally, we want a buyer to park directly in front of the home and walk leisurely up to the home to fully appreciate the 'curb appeal' and to gather a good feel for the exterior space. Planting beds mulched, flowers planted, grass mowed, weeds pulled, walkways swept or power-washed, front door and exterior lighting fixtures free of cobwebs. The exterior should convey a warm welcome to all!
- Interior
Clutter free, cooking-smell free, odor free, and scent free
All closets well organized
Kitchen, bathroom and laundry counters cleared
Sinks empty
Refrigerators free of magnets, papers, etc.
Pet bowls and litter boxes moved (can be a tripping hazard)
Heavy draperies pulled back or possibly removed
Shades pulled up, at least halfway for natural light to enter
All lights on
Keep the home at a comfortable temperature
- Remove personal items - such as photos, awards, religious articles, political items, sport memorabilia, music artist posters, irreplaceable items, as well as items of extreme value.
