Oakland is a city often overlooked, but real estate in Oakland is red hot right now.  With Oakland's location and proximity to both San Francisco and the San Jose area, it is a great place to invest.  Due to this, we have some great high leverage Oakland hard money rehab loans for transactions in and around the Oakland and San Francisco Bay Area.

For experienced investors, we have a number of high leverage hard money loan options.  For straight acquisition deals, we can go as high as 90% of the purchase price.  These are typically short term loans, interest only, with no prepayment penalties.  Typically these will cap out at either 90% of the purchase price, or 80% of the as is value, whichever is less.  These straight acquisition products do not include funds for rehab, nor funds for interest reserves.  For investors who have funds to do rehab work out of pocket, these are great loan products with pretty good terms that can close quickly - in as little as 5-7 business days if all goes smoothly.

For investors looking for additional leverage, we have some good hard money rehab loans that include funds for the rehab as well as for the acquisition.  Our higher leverage programs will lend up to 90% of the purchase price (or 80% of the as is value), and 100% of the rehab costs for experienced investors.  

For these programs, rates and fees will vary depending on credit and experience.  We do  not require excellent credit, nor do we require experience.  We have hard money rehab programs for investors of all experience and credit levels - but our highest leverage and lowest cost programs are experience based and credit sensitive.
