Single Family Home Values in Bethesda Maryland in May 2018

In Bethesda, MD, the median sold price for Detached properties for May was $957,000, representing a decrease of 12.8% compared to last month and a decrease of 1.3% from May 2017. The average days on market for units sold in May was 43 days, the same as the 5- year May average of 43 days. There was a 2.6% month over month increase in new contract activity with 117 New Pendings; a 4.6% MoM increase in All Pendings (new contracts + contracts carried over from April) to 159; and a 1.9% decrease in supply to 205 active units.

 

This activity resulted in a Contract Ratio of 0.78 pendings per active listing, up from 0.73 in April and an increase from 0.55 in May 2017. The Contract Ratio is 22% higher than the 5-year May average of 0.64. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor. A lower Contract Ratio signifies a relative decrease in contract activity compared to supply, and indicates the market is moving in the buyer's favor.

 

Condo and Townhome Values in Bethesda MD in May 2018

In Bethesda, MD, the median sold price for Attached properties for May was $385,450, representing a decrease of 0.5% compared to last month and a decrease of 25% from May 2017. The average days on market for units sold in May was 39 days, 20% below the 5-year May average of 49 days. There was a 28.2% month over month decrease in new contract activity with 28 New Pendings; an 18.5% MoM decrease in All Pendings (new contracts + contracts carried over from April) to 44; and an 11.6% increase in supply to 135 active units.

 

This activity resulted in a Contract Ratio of 0.33 pendings per active listing, down from 0.45 in April and a decrease from 0.54 in May 2017. The Contract Ratio is 38% lower than the 5-year May average of 0.53. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor. A lower Contract Ratio signifies a relative decrease in contract activity compared to supply, and indicates the market is moving in the buyer's favor.
