Treating Referrals Like the Gift they Are....

. This month we sent a series of referrals to different states. The Sellers and Buyers were people we know very well who trusted us ro make the best suggestions for agents.  Neither wanted interview agents...they Referralwanted us to make that choice and send their contact information...and that is what we did. It makes sense to follow directions ....or at least we think it does. 

    We think it's common courtesy...professionalism...to tell us when an offer has been accepted and send a link to the listing be it for a buyer or seller.  The people we refer usually assume we know ...what the house they are selling or buying looks like and often communicate about things they have or will do to the property.  We don't let them know that we have not been "looped in" by the referring agents....and sometimes have to make the request numerous times (ocassionally to no avail...and needless to say, no further referrals) for a property link. 

    Our brokerage has a procedure that is Common Senserequired in order for us to get paid.  It's simple...just send us a copy of the CD at closing...and send a copy of the CD and the check overnight if you please and we give them the address and attention to information.  Having had checks lost a number of times when there is no method to track them, spending the extra $X seems prudent. The little extra money spent avoids having to cancel a check, reissue it and send it again....common sense...hmmm ?  When the agent is getting a five figure check for business that  they would not have gotten any other way....it doesn't seem like a large favor...it does seem like the practical thing to do.

    Some agents believe that "handing off the paperwork" is the end of their responsibility in a referred transaction.   Whenever the check ia written and how it is sent is not their concern...as far as they are concerned...they did their job...nothing else is required.

       Know that when we receive referrals ...you WILL get a copy of the listing..you WILL know when an offer is accepted when the "major milestones" of the transaction have been met...the inspection and financing. When it's closing time...you WILL get a copy of the statement...and we WILL be sure that your check is sent to your brokerage overnight and WILL verify that it has been delivered.  You won't get the "check's in the mail" or "we gave it to accounting" answer from us.

     We also have what is apparently a lost tradition of saying THANK YOU....in our own Curdeous Wisconsin kind of way....when you send a referral to the Hansons for a Buyer or Seller...you are likely to find Cheese Curds delivered to youCheese curds as a token of our appreciation for having sent us your valued referred business. We LOVE what we do..and are appreciative of friends and agents across the country who trust us with their referrals. Love that quote, Sally, about common sense. I always say commone sense unfortunately is not all that common and an oxymoron. Referrals are indeed an unasked for gift and I treasure them when I receive them.

I only like referring to agents that will keep me in the loop, even though I am not part of the transaction.  You are right, the people that we refer out assume that we are being kept in the loop.

Sally and David referrals are the life blood of this business, so when we get one every effort should be made to keep the referral source informed of what is going on and that those who were referred are being take care of.  This is not just good common sense it is also a wise business practice.

Sally and David I am a firm believer if it was not for referrals we would be making 40%-60% less money, so we better treat them like GOLD.... I just closed on  a referral and the agent is sending me another one because of the good feeling she had from me as well as the feedback from her clients....Endre

That is a nice touch sending something from your area. I too like knowing when a home goes under contract and to be brought into the loop. I feel it is common courtesy.
