Real Estate Marketing in Beverly Hills or for that matter anywhere: Is there a secret sauce?
Well, initially I was reluctant to participate in this Challenge for many reasons, our friend Marte Cliff talked me into it.
Did you ever wonder why is it that, when you go to a Michelin rated Restaurant or if you just ate a superb meal at one of your favorite Restaurants and then you go home and try to recreate it and it does not turn out the same?
This reminded me of real estate marketing. Why is it that you use the same Marketing Post Cards, the same letters to potential sellers as the super successful agent in your market place and the results are not the same.
Let me give a little background before I answer the question. Depending on which statistic you read there is a consensus that somewhere between 85-90% of the listings are handled by about 10-15% of the agents. It all depends on the local market.
So, what happens to the other 10-15% of the listings? Well you guessed it 85-90% of the agents are fighting very hard to capture those listings. Hence this creates a very competitive listing environment to say the least.
Sadly, there are a multitude of Marketing Companies who target the Real Estate practitioners of the local communities with magic solutions. We all know who they are and in all fairness many of us might have even tried them, just not all of us are willing to admit it in a public forum. Partially we are embarrassed how much money we spent with the hope of trying to get into the 10-15% Listing Agent Group. Some have spent $500 a month for various periods of time. Others might have spent up to $3000 or more per month with the hope of joining the elite group of listing agents.
Yes, we have all heard it, depending what market you are in “…if you just get X number of listings …it more than paid for the program….” Indeed, we have all spent or should I say wasted money on one or more of these programs.
The marketing environment has become more and more challenging or should I say complex. Sadly, when we are desperate to get a listing, we tend to fall for many of these “lead generating magic solutions”. These companies offer depending how sophisticated they are not only solutions, but virtual guarantees, that you will get good returns on your investment. They use emotional proofs and use local success stories to substantiate their claims.
So, with that said getting back to my original point of cooking at home vs. eating in a superb restaurant why is the food so much better? Is there” Secret Sauce”? Indeed, there is a Secret Sauce: it consists of shopping for the freshest ingredients early in the morning. Preparing the flavor fusions by hours making the broth and the reduction sauces to name a few. Creating an ambiance in the Restaurant which is conducive to an awesome dining experience. This starts from the greeter to the wait staff and of course a visit from the Sommelier, the Manager/Owner and of course the Chef. Most of us do not put this type of effort into our home cooking. This of course is, because this is not where we focus our time. In addition, we are not trained to the level of these fantastic Chefs are. Then to boot, we have work and family obligations to name a few. hence most of our home cooked meals are “thrown together” in 45 min to an hour and a half.
Just to simplify “the secret sauce” consists of training, preparation, knowledge, hard work, dedication, focus and the utmost customer service.
Well how about that, the same applies in Real Estate, the only change in the terminology is’ Client Service’ and there you have it.
It all begins with how we answer the initial contact via email, text or call and from there the training, preparation, knowledge, dedication and consistency and all other items click together. Perseverance and focus is equally important in Real Estate Marketing.
