By
Real Estate Broker/Owner with Hamm Homes

How Many times do you follow up on leads, whether it is a open house lead, a Facebook lead, a sign call?  What behavior do you have to follow up:  1 time, 2 times, 3 times, 4 times 5 times,  following up 5 times have a better rate of return of getting more business in you pipe line.

The more you are prospecting on leads, the more money you are going to make!

Will,

I follow up immediately, and we NEVER try to push or persuade anybody.  We are more interested in working with those whose values align with ours.

I have never been one to chase leads, I let them know that I am here to help, but if they don't communicate back to me, I am not going to chase them around.

Hi Will Hamm, I don't respond well if I feel that someone is chasing me for business so I can't do it to others. If they engage with me, then, I will follow up. Each lead is different, it depends.

HI Will Hamm - I call imediately and if they don't answer I leave a message as to how I can help them.  If they don't respond back at all....What good does it do to follow up. They have my info!

Hi Will! I have found that people are just like me - they don't like to be bothered by strangers trying to sell them something! So, I reach out in a helpful manner and then ASK if they would like me to keep in touch. If so, how often and in which medium (phone, email, text, online home search). I also ask them if they would like to receive my monthly email that I send to my sphere. I never just send it out any more...been there, done that and it never converted one person unless they ASKED for the monthly newsletters! Seriously.

Hi Will Hamm,

A good question and I'm sure many have differnt procedures. I follow up immediately and usually find common ground and find if I incubate the lead I'll be listing their home or finding them a home.

Yes, as Wayne Martin, commented: ' know when to hold and when to fold....' Got to admit I do have a few that I believe I may have been 'holding' too long ...  Guess I look at them as a possible future lottery ticket winner that one day will pay off - for them...and also, for me.

Morning Will.

My usual mode of operation is to follow up three times, after that I move on

Good morning Will - with my business there are some warm and some very cold leads.  So I call and evaluate and determine the follow up method.
