There are quite a few first-time home buyer programs available that will help buyers with closing costs. However, they generally add an extra layer to the mortgage process. Could involve attendng a class for first-time home buyers. And sometimes these loans need to be repaid at a future date.

Not to mention, not every seller gets excited about home buyers utilizing down payment assistance. Some sellers think if the buyer finds a defect that the buyer can't afford to repair, the buyer will cancel. So sellers gravitate toward offers with more generous down payments.

Sage advice on how to ask for a bit more cash in order to purchase a home. Building in closing costs is generally a great idea, providing the home can appraise.  I also like your suggestions to check out homes that have been languishing on the market - you can often find hidden gems. D

Joan Cox Because we have liquidated damages of 3% in our purchase contracts, the EM has become more important, particularly from a risk management point of view. What agent wants to end up in court because her client could have been awarded $30,000 in damages but only received $1,000 due to her listing agent's ineptness or inattention to detail?
