Some wonderful and surprising changes are starting to take place in the Palm Coast - Flagler County Real Estate Market.  We have had an excellent spring considering all that we have been through here in the last 18 months. We are seeing houses go pending the same day they are listed and even some bank owned properties having multiple offers presented and selling for over asking price....this is good news for the stabilization of the market...also maybe the catalyst for all you sitting on the fence to get moving instead of waiting for prices to fall further...our limbo pole just reached the bottom.
Here is a market update for May 2008 as of today Sunday May 25, 2008.

Total Active Palm Coast Homes: 

General Palm Coast, Florida Homes update - Non-Gated Communities

1640 homes for sale  - that is down from 1852 homes for sale in March.

Average List Price:  $277,526

Average Sale Price: $189,165

As you can see from the numbers above...much off our market sales recently have been on the lower priced homes as bargain shoppers have rushed in to pick up the bank -owned deals and lower end properties. At some point these great bottom feeder deals will be gone.  So if you have been sitting on the might be the time to hop off or miss out.
