“If You can do the Tougher Loans”

OK, you have my attention again, the transaction that I referred over to you closed yesterday. To say that I am impressed would be an understatement, this was a tough one for sure. You actually closed the loan in 5 weeks, I had allowed 8 weeks in the purchase agreement.
You and I had previously worked together a year ago. As you know a client of yours used my services to buy a home and you followed up with me to make sure all went well. You make a point to tell me, that you would be happy to discuss any prospective buyers I had that the mortgage would be a challenge.
I decided to take you up on your offer and called you about the mortgage you just closed. The mortgage guys I work with on a regular basis told me, “No shot in hell” anyone could get this mortgage.
In any case, if you can do my tougher deals, you will also get some of the easier ones.

Emails like this from Realtors are not at all uncommon. I will always tell Realtors that I meet for the first time, not to send me any easy loans. Most Realtors already have their “go to” mortgage person so it would be presumptuous to think that someone would just start sending me their business and referrals. It just doesn’t work that way. It takes time to build “trust”.
I know if I do a good job with a transaction that is challenging or difficult and get the loan accomplished then there might be a possibility for additional referrals.
