Gainesville, VA Townhouse:  Under Contract in 5 Days

7001 Village Stream Place in Gainesville, VA went under contract in 5 days in June 2018.

On June 22nd, I activated a listing for 7001 Village Stream Place in Gainesville, VA's community of  Crossroads Village at a list price of $309,000.  Being an end unit with a one car garage, deck and fenced yard, I knew it would get attention.  What I wasn't sure of is how quickly our seller's market in Gainesville would gobble up a townhouse with only one full bathroom.  


When we first met, I was very up front with the seller that the one full bathroom may deter buyers.  Her townhouse was smaller than others and was functionally different with a full bathroom for all three bedrooms to share upstairs, and a powder room on the lowest level.  Couldn't change that, but we focused on the things that could be improved.  And the seller priced her home appropriately for what her home offered in comparison with larger townhouses.

Living Room

Prior to listing, the seller decluttered her home with an estate sale, fixed a flooring issue in the kitchen with a low cost replacement flooring, and installed new carpet.  The paint was touched up in as many places as she could accomplish.  Her budget for pre-listing improvements was limited, but what she did made a night and day difference.  

Master Bedroom

Once those improvements were made, my job as a Top Gainesville Real Estate Agent came into play.  I rearranged furniture and added some pops of color to some main areas of the home.  It made the most of the professional photography.  With those photos in hand, we hit the market.  Five days later, and after only a handful of showings, the first buyer that wasn't put off by the lack of a second full bathroom made an offer.
