. You have a great opportunity to exercise your cheerleading ability every time one of your listings is shown by another agent. In many markets across the country, there is a "third party showing contractor" as there is in our market which is paid for with our MLS fees. A showing company frees soooo much time in making appointments, notifying agents who are or have shown the property of any changes...from offers being presented to price reductions, changes in property condition, etc. A showing company is really a "Virtual Assistant" to help your business run more efficiently. Who doesn't need more hours in a day ?
Agents...are you using that assistance as yet another marketing tool ? You could ! You are sent a notice of who is showing the property and when ...if it is the first showing or a subsequent showing. You sometimes are given the feedback from a showing. There are LOTS of options for you to use these communication as a marketing tools !
Let's look at some of them...You have a confirmed showing on your listing and you know the name/email/phone number of the agent...maybe you know the agent...maybe not. You can quickly find out of they are new agents looking in MLS and may need some extra help in identifying mechanical features...i.e. air, water filters. You can tout the newer roof, furnace, air...carpet...fresh paint..home warranty..whatever features ...or a feature sheet that will better prepare the agent for showing the home in advance. Yes you did attach it to the listing...one more reminder won't hurt !
Take that feature reminder one step further...and wish them GOOD LUCK...never too much luck at any showing !
If it is the second showing...you may take the opportunity to remind the agent...the Sellers can be out by....or any other "put the closing in their head"idea that applies to your listing.
If there have been changes to the property...tooo many people mentioned the "pepto pink" bath or bedroom...and that has been painted...the carpeting that the dog chewed...has been replaced...the roof will be finished...weather permitting by....Shout it out to the agents who have shown the property and those about to show it...feature, feature, feature !
The same cheerleading would apply of course if there is a "New People Pleasing Price" ...Wow...you know there will be more market activity and you want this agent/their buyer to know that it may be a "time is of the essence" situation to write that offer now before someone else chooses that property to call home.
It's one extra little step....and it can have such a BIG impact ! Don't forget to tell your Sellers about this additional service you have provided...they will appreciate your communication !
