I have been working on closing this home in Haiku Maui, and glad to see it finally close. Some escrows have their challenges. Maybe you have a poor inspection report, it could be issues with permits being completed or not completed.

We had to work through a few issues but I am happy to say they have been resolved and it's finally closing.

Older homes sometimes have not been updated to current county codes. There can be electrical issues that can be resolved pretty easy, such as have an electrical contractor come out and evaluate if all electrical systems are compliant with current codes. In this case, we hired an electrical contractor to come out and update all the plugs that needed changing. Then there is the issue was any building changes done without building permits. Let say ten years ago the county was more lenient on unpermitted additions or structures.
These days if you want to add on any improvements on your home, it really is necessary to apply for all building permits before you start construction. When you submit your applications to the county they are reviewed by the water dept, electrical and building dept. Sad to say sometimes the county permit office does not record completed inspections so it really is important to keep all records of completed inspections. Now and then check the status of your home with public records. Couple of years ago I thought I would check my own home and found all completed permits and inspections for my cottage, but the county lost all records of my main dwelling. Luckily we have a very excellent staff at the permit office and they helped me resolve all the issues and all was good.
My client's cottage the renters enclosed the carport without permits, the county cited the addition so working with the seller we had the enclosure removed, paid the fines and then it passed inspection and all was good. Unpermitted addition and structures can affect the true value of the home. There are no cutting corners, you will lose every time.
So with everything conforming to county codes, we can move on to a smooth closing. this Haiku home with cottage and pool will close at $1,030,000. So if you're looking to buy a home in Maui, there are many options from buying a home in Haiku Maui, to Upcounty Kula Maui.
