Custom vs Tract Home

When buying a home, there are several factors to consider when determining which home will best meet your needs.  Today, I want to talk about choosing a Custom home versus a Tract home. First let's define Custom vs Tract home.  A custom home is built with the individual buyer in mind and customized to their individual needs.  A tract home is built with similar features and common floorplan within a community catering to a wider range of buyers.

When buying a home, there will be several factors to consider in determining the approach to take when selecting your dream home:  Quality of construction, Re-sale potential, Location, Amenities, Features, Floor Plan to name a few.  One main driving force in determining whether to go with a tract home vs a custom home will be your individual budget and buying power.  Don't get me wrong, there are luxury tract homes that would require the bigger budget; however, any time you add custom features to a home, it will drive the purchase price up. 

When dealing with custom homes, you have the flexibility to design your own floorplan and add custom features not found in any other home.  I can attest to one of my clients who purchased a lot big enough where he could build his customized home.  I must say that the home is very unique and luxurious and he is one happy homeowner.  It is definitely a dream home!  Having custom features no one else has, alone, adds value to the home, sort of how it is with clothing.  Clothes with a brand name cost more than your regular line clothing because of their unique features.  Only the individual wearer and the trained eye can feel and tell the difference. 

When chooosing a tract home, the features are standard for every home in the neighborhood starting with a base price and then adding individual features as optional rooms. colors and upgrades.  When building a custom home, each home is unique in its features and caters to a very unique pool of buyers with the trained eye to appreciate the value that is hidden in functionality, exclusivity, design and quality of construction.

In summary, whether you choose to buy a custom home or tract home, always take into consideration where do you place value.  If it is more important to be unique then custom is the way to go.  If you want value but are more focused on having the living essentials and neighborhood amenities, a tract home can fulfill your need.
