Improved Unit-Volume for Home Sales in Camas WA in May 2018
Camas Washington Home Sales turned in better numbers when compared to last month and the same time last year. Available Inventory is still moving up, while New Listings skyrocketed. Here are the May 2018 highlights:
- The Average Price Trend reversed and moved up in the short-term, with the 3-Month Moving Average at -3.94% from the year before; while the 12-Month Moving Average is up 7.3%
- The Inventory level increased again up to 2.6 months for Resale Homes.
- Approximately 50 Resale Homes closed in May 2018, compared to 42 Sold in 2017; which is 8 (19%) more than in 2017, and 13 more than last month;
- REO/Bank Owned property sales were 1 units (2.0% of total); up from 0 (0%) in 2017.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2017.
The short-term Average Sales Price for a Home in Camas rose slightly this month, and is now approximately $507,148; which is about $20,785 lower than the same element in 2017. This average price is 31.78% higher than the Clark County average.

Camas Resale Home Sales - Units Sold Trend May 2018
At 50 units, the closed sales were higher than the same month last year but, and also higher than last month. Unlike other parts of Clark County, this month the short-term trend-line has now gone above the long-term trend; showing Camas has been selling more homes with stable prices.
Average Closed Sales Prices (chart below) moved upwards ever so slightly; although the Long-Term line is still drifting lower:

With prices taking a rest from their 5+ year rise, combined with this community's prices still the highest in the County on average, we believe there will be slight increase this summer but, not likely any type of "run-away" action.

Camas Resale Home Sales Inventory & Days on Market - May 2018
The Inventory-by-Month graph shows New Listings returning to their upward swing, while Pending Sales remained about the same. Closed Sales also notched up nicely.
The second graph shows less of a disparity from Closed Sales compared to New Listings; while the new listings did not exceed the prior month's high.
The final chart shows the Average Days on Market taking both moving upwards quite a bit - looking more like a "normal" market!
