Finding a new home can be difficult.However, I would need begin investing time until looking for a new place to call home your family until you get your finances in order. It is more difficult to get a mortgage these days compared to 2005-2006, where if you were basically breathing, any bank would sell you lending to get into a new home. Most banks that I know will only help buyers obtaining a mortgage is their current credit score is about 650 or higher, but will give some advise to buyers help increase their score so they can explore the possibility of owning again in the near future. 

When a home buyer presents an offer part of the package that is submitted to the home seller, it must included a pre-approval from a bank or mortgage broker. If you are paying cash, we would need a bank statement showing that there is sufficient funds available. No home seller will just take a buyers word saying that 'They are good for it. We are well off, money isn't a problem..'

If the person that you spoke to at your bank says that they are can work with you for your mortgage product, they should have no problem issuing a letter stating as such. It is common place to have a letter on company letterhead dated within the last thirty days with the direct contact information to the representative at company (email, phone number, mailing address, etc). The letter should indicate what type of loan product the buyer has been apre-approved for & the amount of financing they will be seeking. It also includes a statement that the representative has run the borrowers credit in addition to reviewing income & asset information. It also states what property type the borrower is interested in & that the buyer has provided any fee information on a homeowners association if applicable and the annual property taxes. The letter also states if the pre-approval for the new home is or is not conditional on selling the buyer's real estate that they currently own.

Financing is a big deal deal, and buyers should understand what is required to obtain a mortgage in todays' climate prior to trying to find a a new hone.
