Whatever the reason may be...you've decided it's time to sell your Midtown Atlanta condo! Maybe a new family member is on the way and you need more space, or a job transfer...or you saw the equity you now have, or you want that extra space a two-bedroom will give you. But the key word in this whole sentence is "sell."
Marketing Your Midtown Atlanta Condo
There is sales...and there is marketing. When you hire a real estate agent (broker or REALTOR can fit here as well) you hope you are hiring a professional to help you SELL your condo. You want to SELL...I need to MARKET it! So exactly how do I market your condo?
It's no surprise in today's fast-paced, technology-driven world, that on-line, or Internet marketing is one of, it not THE key factor in marketing your Midtown Atlanta condo (this applies to ANY home, condo, land, barn, you name it...) So, when a potential Buyer is surfing, the are going to find your listing on virtually any website, from Realtor.com to Zillow to even MyMidtownMojo.com!! (We'd love it if you used our site to search...but that's another subject!)
And what is the first thing they will see? Photos. Pictures. What your home looks like. How inviting is it? Or is it?
Take these two photos...both of a kitchen in a condominium. Well, which one would you be most likely to want to see?

Real estate marketing includes the description of your condo, holding an Open House (if appropriate) and perhaps doing a "Just Listed" post card to the building. But if you received that mailing in your mailbox, which photo above would you want to see? Now, imagine this is how YOUR home is being marketed!!
These are actual listing photos direclty from the MLS! Photos that a potential buyer of your home is going to see. And very likely make a decision on whether they even want to see your home. Why, oh why, would you want the marketing on the left?
When you meet with a potential listing agent for your home or condo, ASK to see some of their current, or previous listings. If the listing has sold, you can't see it on the Internet, but the agent can pull it up in the MLS and show you what their marketing looked like (photos, descriptions, etc.) And you can quickly see what they are going to do to help SELL your home through their MARKETING!
Now, if I was a Seller, I'd be checking out my own listing on-line to see how it looked. That's just me. Apparently, there is many a Seller that never looks at the photos, the listing or how their home is being marketed. Not with me. I send you links to some sites, and others I tell you to search out your home and see how it appears.
I can say, I've had ONE client ask me to change a particular photo and some veribage in the description. That's it. One.
