Activity and prices ticked down a little in the Anthem real estate market through June. The total number of homes sold slipped 5% from May, and was down 25% from June 2017. The average sale price in June was down 1% versus May and was up 2% from June 2017. The price per square foot increased by 1% versus May and was up 5% year over year. The 12 month moving average ($338,616) was flat month over month and is now up 6% from last year. Days on market decreased, now standing at 65 days, up 14% versus May and down 4% from June 2017. The burn rate, (or homes under contract versus homes on the market) remains at 2.94 month’s supply, signaling a balanced market. There are now 188 homes on the market in Anthem, and 97 homes pending/under contract.

Lowest Sold: $199,900
