The Neighbourhood

Downtown Edmonton is located east of 110 Street, north of River Valley Road and Rossdale Road, west of 97 Street and south of 105 Avenue.  It is Edmonton's most diverse neighbourhood and includes the ice arena district (which will feature the tallest condominium/office building in western Canada when completed in 2019),  Churchill Square, Edmonton City Centre mall, the art gallery and museum, MacEwan University, the povincial legislature, numerous hotels including the historic luxury Hotel Macdonald and a funicular descending into the North Saskatchewan river valley.  

Downtown Edmonton is located where construction of a permanent settlement originated.  Fort Edmonton was a fur trading post dating back to 1830.  It was the fifth fort named Edmonton built by the Hudson's Bay Company and was built on the site of the present day Alberta Legislature Building.   In 1878 the population of Edmonton was less than 200; with the annexation of Strathcona 34 years later Edmonton had 53,000 residents and today there are over 900,000 Edmontonians.   

Most residences are condominium buildings, ranging in height from three storeys to the 65 storey Stantec building under construction.  Approximately fourteen thousand people live in the area and the majority are adult couples.

 

Schools and Amenities

Downtown educational institutions include MacEwan University, Unversity of Alberta downtown campus and Centre High Campus.  There are numerous retail amenities and restaurants in the downtown neighbourhood.

Market Update for Downtown

The Downtown residential market inventory has risen above average levels and months of supply indicates that the area is in a buyer's market.  The Edmonton high-rise condominium market is well-supplied.  The average sold-to-list price ratio is slightly lower than June of last year.
